When a roof has been leaking long enough, the damage doesn't stop at the surface. It works its way down - into the framing, into the insulation, and eventually into the space below. That's exactly what we were dealing with on this job in Defiance, Ohio. The framing had rotted through to the point where it couldn't be patched or ignored. It had to come out completely.

We stripped everything back to get a clear picture of what we were working with. The scope of the rot was significant - multiple framing members were black and deteriorated, and the existing insulation was saturated and compromised. Trying to put a new roof over any of that would have been a short-term fix that caused long-term problems. So we did it right. All the damaged framing came out, and new framing went in before anything else happened.

Once the new framing was in place, we moved into insulation and sheathing. We used Owens Corning Foamular NGX rigid foam board - a high-performance XPS insulation that gives you solid thermal resistance and won't absorb moisture. Every panel laid flat, seams tight, covering the full section of the roof. After that, we got the MasterGuard synthetic underlayment down before the metal panels went on.

What makes this type of work different from a standard roof replacement is the structural component. This wasn't just a roofing job - it was a framing repair that happened to also need a new roof. Getting both done correctly, and in the right order, is what separates a real fix from a band-aid. The space below is now protected from above, and the framing holding it all together is solid and new.
